Area = perimeter × total wall height − your deduction. Zero deduction uses gross walls. No gables or extra waste allowance are automatically added.
Use the exterior cladding quantity, not living/floor area. Confirm whether your takeoff includes openings and waste.

Checked October 3, 2026. Model siding-2026-10-03. Read the published pricing source. Tulsa Discount Exteriors advertised labor-and-material menu, with one-color paint added once; removal and occupied-multifamily work unresolved. The source lists primed Hardie $850 and LP $750 per 100 sq ft wall surface; one-color painting adds $200 per 100 sq ft. We convert to $10.50 and $9.50 per sq ft respectively. Included window/door trim follows that menu; no second paint charge is added.
Unit prices: Hardie + trim + one-color paint $10.5–$10.5/sq ft; LP + trim + one-color paint $9.5–$9.5/sq ft. Published menu rates are a comparison, not evidence of this property’s rate. Occupied-building work can move the cost in either direction. Your contractor must establish the final scope and price.
Each building’s cladding area × building count × the selected rate band, plus your allowance, then your reserve percentage. Ranges round outward to $1,000; published single-rate benchmarks display one approximate subtotal rounded to $100; per-unit shares round to whole dollars.
